Do You Need a Survey on a New Build?

Sep 25, 2024 | Building Surveys, New Builds

The answer is yes. Even if the property is a ‘New Build’, we would always suggest having at least a ‘Level 1’ Survey.

Like any other building, a new build property can come with defects and problems that are not immediately obvious. A ‘Level 1’ survey will provide an overview of the property’s condition and identify potential issues that could become costly problems down the line. If the property has just been completed, we can provide you with a comprehensive ‘snagging’ list with which to give the Developer.

New Build Surveys

New build surveys are not just a box to tick in the property buying process. They are a vital tool for ensuring your investment is sound and secure.
These surveys provide a basic assessment of the property’s condition. They identify any defects or issues that may not be immediately visible.
A new build survey differs from a standard property survey as It is specifically designed to assess properties that have been recently constructed.
This type of survey can reveal issues with workmanship or materials. It can also identify deviations from approved building plans (if provided).
The importance of identifying defects early cannot be overstated. Early detection allows for issues to be addressed before they escalate into costly problems.

Legal and Regulatory Considerations in the UK

In the UK, there are legal and regulatory considerations for new build properties. These regulations ensure the safety and quality of new build properties.
Non-compliance with these Building regulations can lead to legal issues. It can also affect the property’s insurance and warranty.
A chartered surveyor can assess and provide comment on potential areas where the property may not meet these requirements.

A Level 1 Survey is Highly Recommended for New Build Homes.

A Level 1 Survey is not just recommended; it is imperative. It protects your investment and ensures that your new home is safe, secure, and built to last.
A professional survey can also offer peace of mind. It assures you that your new home meets the necessary building standards and regulations.

The Role of a Surveyor

A chartered surveyor plays a crucial role in conducting a Survey. They are professionals with extensive knowledge and experience in assessing properties.
Their role involves inspecting the property thoroughly. They look for any defects or issues that may affect the property’s future value or safety.
Chartered surveyors prepare a detailed report of their findings and this report provides a comprehensive overview of the property’s condition.
They can also provide advice on how to address any issues found. Their expertise can guide you in making informed decisions about your property purchase.
In essence, a chartered surveyor is your ally in ensuring that your purchase is a sound investment.

Why Choose a RICS Surveyor

RICS (Royal Institution of Chartered Surveyors) surveyors are professionals who meet the highest standards in property surveying. They are known for their expertise and adherence to strict guidelines, ensuring that surveys are conducted with utmost precision and reliability.

Types of New Build Surveys

Level 1 Surveys / New Build Snagging Survey

A new build snagging survey is a specific type of survey for recently constructed properties which are still being finalised by the property developer . It focuses on identifying minor issues or ‘snags’ that need fixing.

These snags can range from cosmetic issues to more serious defects. They are typically issues that arise from the construction process.
The snagging survey is usually conducted before the property is handed over to the buyer. It ensures that the builder rectifies any identified issues.
In essence, a snagging survey is a quality check for your new build. It helps ensure that you get the property in the best possible condition.

A Level 2 or former ‘Homebuyers Level Survey’

A building assessment is a more general type of survey, it evaluates the overall condition of the property. This type of survey looks at all aspects of the building including the structure, installations, finishes and even the property’s surroundings.

A Level 2 Home Survey (formerly a RICS HomeBuyer Report without valuation) is a more detailed survey than a Level 1 survey, offering a thorough inspection of the property’s condition. This survey is suitable for conventional properties that are in reasonable condition. It includes an assessment of the property’s general condition, highlighting any urgent defects and potential issues that may arise during your ownership. At Ashridge Surveyors we don’t use any of the online templates and pride ourselves that our Level 2 Surveys are more like Level 2.5 with more information than a standard level 2 survey gives.

In short, a building assessment gives you a complete picture of your potential new Home’s condition. It helps you understand what you’re getting into.

A Level 3 or Former ‘Full Structural Survey’

A Level 3 Home Survey is the most comprehensive type, often referred to as a “Full Building Survey”. It’s suitable for all types of residential properties, particularly older or unconventional buildings, or those in poor condition/in need of modernisation. The level 3 survey provides a detailed inspection and report on the property’s condition, identifying defects, their probable causes, and advice on necessary repairs and ongoing maintenance. It provides a more in-depth analysis compared to the Level 2 survey and is recommended for properties with complex issues or modernisation/ renovation needs.

This survey involves a thorough inspection of all visible and accessible parts of the building. It identifies any structural issues or defects that may affect the property’s safety or value. The full structural survey provides a detailed report with recommendations for any necessary repairs. It gives you a deep understanding of the property’s condition.

In essence, a full structural survey is an in-depth health check for your new build. It ensures that the property is structurally sound and safe.

The Process and Cost of a New Build Survey

The process of a new build survey begins with hiring a chartered surveyor. They will visit the property and conduct a thorough inspection.
The surveyor will examine all accessible parts of the property. They will look for any defects or issues that need addressing. After the inspection, the surveyor will provide a detailed report. This report will outline any identified issues and provide recommendations for repairs.

The cost of a new build survey can vary. It depends on the size of the property and the type of survey chosen. On average, you can expect to pay between £500 and £1,500 but please feel free to get in touch for a no obligation quote.

Remember, the cost of a survey can be a worthwhile investment. It can help you avoid costly repairs in the future.

Identifying and Addressing Defects Early

A new build survey is crucial for identifying defects early. These defects could range from minor cosmetic issues to major structural problems and early identification of these issues is beneficial. It allows for rectification before they escalate into more serious, costly problems.

The surveyor’s report will detail these defects. It will also provide recommendations on how to address them and addressing these issues early can save you money and may ensure the longevity and safety of your new build property.

We’ve used Ashridge Surveyors on a number of occasions and can say their detailed reports are far and away more in-depth than any other survey we have had in the past. We really appreciated the level of detail provided, rather than the “drop down” surveys we have had in the past and the annotated photos and diagrams made it far easier to understand the points being raised.

Nick is super helpful and happily took the time to speak with us to expand on some of the points we were concerned about and put us at ease with our purchase. We’ve happily recommended Ashridge Surveyors to our friends and family and will definitely use them again.

We recently engaged Nick to conduct a Level 3 homebuyer's survey, following a recommendation from another engineer who was unavailable. Among the quotes we received, Nick's pricing was very competitive. He coordinated with the estate agent directly, ensuring a smooth and efficient process. We received a concise summary email followed by the full report within the promised 10 days.

Nick's inspection was very detailed, uncovering several issues with the property. He generously spent considerable time explaining these issues to my wife and me, being very patient and thorough in addressing our questions and providing practical advice. He also discussed approximate repair costs, enabling us to successfully renegotiate the property's price to factor in these expenses.

We highly recommend Nick and will not hesitate to use his services again in the future.

We first used Nick Brown at Ashridge Surveyors a few years ago, for a party wall agreement that we needed to get done at short notice when building a house extension. Nick was really helpful getting this sorted out quickly.
We have also sought his advice with a subsequent boundary issue. His guidance was very prompt and freely given.
We recommended his services to a friend, who was also building an extension. He sorted out their party wall agreement quickly resolving some issues with tricky neighbours.
